  Loved our stay there. You can't find a better location than this. Everythingis within walking distance and the beach is right at your front door. The only negatives about this place is that it can be noisy especiallyduring spring break time. I had to call the police twice during my five days . But if you Love partying then it will be perfect for you.

We also have a very active and supportive HOA so if there is ever any partying going on in one of the other units of this builiding, we can shut it right down before the police!   Family entered the unit and in 5 seconds were on the beach and headed for the ocean, outstanding location. All amenities, codes, garage, etc. worked very well. The location to the carnival, roller coaster, rides, food and beach couldn't have been better. At check out time the kids did not want to leave and kept locking themselves in. Fun, very fun.

  Loved the location of this property & will be back next year! The owner has thought of all your needs in making your beach vacation the best! Lots of beach toys & accessories. The garage is SMALL so don't come in a big car!! The property management company was quick to call the owner if there was a problem with anything. Did find that Sandy Beach Rentals was not the quickest to call back with other issues when they said they would, also found the lady that we were working with not to be very professional. That definitely is something that could be worked on! Would we recommend this property, you betcha we would, just not in January & February as that is when we want it!!!

  Spent 4 nights in this condo during September 2012. It is a great condo in an even better location. Everything you need is provided from kitchen appliances and utencils to beach chairs, beach toys, bikes and an umbrella in the garage. Deck on the roof is awesome...great for drinks in the evening and coffee in the mornings. Only 2 blocks from Belmont Park. Did not want to come home and would definitely stay again. Only suprise we had was no AC. Coming from Texas, we all figured everyplace had AC, but after opening up the windows and letting the cool ocean breeze in the condo was very pleasant to stay in.

  We thoroughly enjoyed our week long stay in the unit that we stayed in----the building is older but the unit was so clean and had very nice upgrades done to it--loved having ceiling fans in each of the bedrooms and in the dining area--great to have laundry facilities for fresh towels when we needed them---great, great, great location---wonderful to have the extra parking spot beside the building for second cars......we would definitely stay in the same unit again....or try to get the one on the ground floor.

  Nice unit, great location, our visit was in early May. It's relatively quiet given its convenient proximity to the Belmont Park area, not sure it would be the same noise-wise during peak season. The garage is an very tight fit.

  We had a wonderful stay! I am so glad we chose Sandy Beach Rentals, we will use them again for future vacations. The staff is very helpful and nice. The Beach house has everything you need, it is very nicely kept and very clean. It is also quiet, you do not hear the other units that you share walls with. Two bikes, beach chairs, boogie boards, and sand toys are also provided in the garage. On the roof you have a BBq grill and outdoor seating, a wonderful place to watch the sunset or have morning coffee. The views of Mission Beach are fantastic. Very easy access to the beach and boardwalk...just step out the door :) The locations is great for all other San Diego attractions as well. If you are looking for total quiet, you might ask about a place farther from the boardwalk, as people are out at all hours, but for us it was not a big deal. It was mostly quiet by midnight and everything else far out weighed the late night bikers. Enjoy!

No place for cabinet food storage in kitchen.Living room chairs also need upgrading.Roof deck was a nice bonus. Very tiny car is needed to park in 7 foot wide garage. We had to park on street which would be a problem at busy time of year.Management company was very responsive when we had to stay extra day.

  This was our second stay at The Boardwalk. This property is perfect for a family of 3-4. We love the location best. Right on the beach, steps from Belmont Park and Mission Bay park. A comfortable bike ride to Crystal Pier. Perfect for a relaxing, no plans-made vacation. The property is equipped with tons of sand toys, beach chairs and umbrella, boogie boards, beach cruisers, gas grill. And you can't beat the rooftop deck. We hope to return again and again.

  The property was ideally located to access most attractions. Just a short walk to Belmont Park. The top deck is great for viewing the ocean and for people watching along the Boardwalk. There tends to be noise along the Boardwalk at night, but if you know that going in it won't be a surprise. The other tenants were very considerate. The garage is small, but easy to park once you get use to it. We would definitely stay here again.

  Everything was great except the key pad for the garage door was difficult to work. It very often got stuck. You had to hit the numbers perfectly. We have the same keypad at home and do not have any trouble with it. This one must be getting old. One time we just gave up and parked at the rollercoaster. Overall great place!

  The view is fantastic we saw many dolphins jumping and riding waves.Our only issue was in the off season you can have noise issues with college students.We stayed a month. Sandy beach rentals was great working with the other tenants managers and solved that issue.

  My family visited San Diego for the Christmas week. We arrived Christmas Eve and the condo was great. We even cooked a turkey breast for Christmas dinner after we got home from a day at the zoo. The location was perfect for all the sightseeing we did. Having the bikes in the garage was definitley a bonus. Just looking out the living window was very relaxing. We totally enjoyed our visit!

  It was so enjoyable to be sitting in the living room enjoying the ocean waves and the sound. We saw porposes playing in the water.
  
  The bedrooms were a comfortable size. The rooftop bbq and table was awesome at night and during the day.
  
  There was a problem with one of the bikes which we rode daily. The owner replaced the bike within one hour - that was absolutely unheard of these days. I was thoroughly impressed with customer service.

  Just returned from our stay in Mission Beach at The Boardwalk. Incredible location, with endless people-watching, and fabulous surf just steps away. From our rooftop perch, we saw lots of playful dolphins, beautiful young people surfing, playing volleyball, football, frisbee, enjoying the sun and sand. Lots of places to walk to for eating. Appreciated the garage, and having the bikes, beach chairs, and boogie boards was indispensable to our fun!
  Condo was clean, well-appointed, and very comfortable for our party of 4 adults.
  Rental was easy, and managers were very responsive via email.

  We were generally pleased with our decision to choose this property. In the future I would definitely choose a property on the ground level, however that's a personal choice. The roof top deck was not convenient but that's just something we didn't know and will make different decisions next time. The queen bed was BY FAR the MOST uncomfortable bed we've had in all travels - hotels etc. The owner should definitely consider a new bed. I would recommend Sandy Beach Rentals to anyone but just be more informed about the properties.

  I booked this place due to the great reviews on this site, and we were not dissappointed. This is a lovely clean property, the owners were terrific and the property management customer service is superb. The location is also great, only downside is parking. We were not able to park our minivan (2010 Grand Voyager) and had to parked somewhere else. We had a great time!

  This place was great! We loved how close the unit was to Belmont Park, the third-floor balcony was awesome, and the unit was so incredibly clean! With our previous beachfront stays, ants have been a real inconvenience but they were barely an issue here. Plus, a previous renter had left ant spray which was greatly appreciated. Most of all, we just loved having the extra amenities, like the bikes and boogie boards. Our neighbors within the unit were awesome, although the kids renting the house on the other side of the alley would tend to walk over and party on the boardwalk from midnight on. That’s the trade-off when staying on the beach, though.
  
  We only had two issues: location and parking. The unit’s location was directly in front of the surfing-only area which meant we had to haul everything about an eighth of a mile to get to the swimming area. Not a deal-breaker, but a definite hassle. The second issue was parking. Our car, which is not oversized, barely squeezed into the garage and even then it was difficult to get in/out of the vehicle once parked. We ended up tandem parking on the side or leaving the car over in the Belmont lot. Again, more of a hassle than anything.
  
  We would definitely stay here again, and would certainly recommend it to friends.

  We had a great time. If you listen to those that said neighbors were loud -- it is Mission Beach in the summer. College kids and families everywhere. The best thing someone did was give pictured step by step directions how to park. Follow them and all will be good. The place was awesome and we will definitely be back.

  The location was ideal, we have 2 small children who just wanted to play on the beach as much as possible. It was nice to not worry about shoes or packing up a bag to stay all day at the beach, we could walk back quickly if something was needed. The parking space is quite narrow, we have a Murano, but we found it was much easier to back in to the garage. My only complaint was there was almost no storage space in the kitchen for food except for about 5 inches on top of the fridge. We could have shifted the items around in the cabinets and drawers but even that would free up very little space. Maybe a couple open shelves in the dining room or kitchen wall would be helpful. Other than that, it was wonderful, we can't wait to go back!

  Perfect location, on the beach and close to area attractions. Small market and cheap eateries in easy walking distance. Nice, updated condo with enough space for family of 4 and perfect view! Only small inconvenience is the size of the garage - our midsize rental just barely fit in but you need a second person to help you navigate in and out!

  The double bed mattress needs to be replaced, it is quite uncomfortable. Parking was a challenge and you might tell future guests to use a compact car.
  FYI, the property directly below us had
  two parties on Friday with two different
  age groups, it was like it was rented and
  subrented. Fortunately they were quiet
  by 10pm. Overall, we found our stay pleasant and would stay again.

  For those who like the beach, you can't do much better than this unit. Overlooking the boardwalk, on the beach, and walking distance to everything you need. Compact unit with a very compact garage, but in excellent condition.

  The view was great and we loved the roof top. One of the beat things about the condo was the fact that I could park my full size Dodge Pick up on the side of the building. Having the boards to play in the water was also great. And we really liked the bike riding. The guy just south of the condo rented us two more bikes real cheap. Nice.   The location and view were great. The only problem that we had was that the beds were very uncomfortable. You pay good money for the location, which is beautiful, but they really need to get comfortable mattress's for the beds. We all went home with back aches.

  This very clean and well-appointed unit pleased us in many ways. It was a joy every day to open the curtains and see the boardwalk, the beach and the ocean in full view. We were lucky enough to see dolphins, whales, regattas, surfers and wind-surfers, and incredible sunsets on most evenings. The furnished bikes offered us the opportunity to explore the area which we did almost daily enjoying the local restaurants and neighborhoods and easily doing our grocery shopping without having to use our car. We were, however, in easy driving distance of the zoo, the airport, La Jolla, and other interesting areas. The only drawback was the small garage area, but that couldn't be helped. The owner left helpful parking suggestions, and by the end of our stay, we were getting the hang of it!
  All in all, we were very pleased with the unit and hope to return next winter. The Sandy Beach staff was extremely helpful in all ways. It was a wonderful vacation.

  We stayed from the day before Thanksgiving until the day after Christmas. We especially enjoyed the rooftop deck for morning coffee and watching the surfers, sunsets and dolphins. The place was clean, "cozy" and unexpectedly quiet given the proximity to the ocean front walk. We would consider staying here again.

  A great condo with amazing views of the ocean and sunsets! We enjoyed using the beach bikes which were provided to cycle down the walkway and found the near by gift shops and fast food outlets very convenient. The roof terrace was a great place to relax as well as being a perfect spot for watching the fireworks from Sea World at night. We also found the washer and dryer useful during our stay, especially after going to the beach! The boogie boards, which were also provided, were great fun and all the family enjoyed trying to catch a wave in on them! The condo was well lit and hearing the ocean through the living room and bedroom windows was very soothing after a busy day of site-seeing and boogie boarding! Would defiantly stay here again and have already recommended it to family members!

  We were attempting to find a place we could afford and that could hold 5 people. It wasn't exceptionally big but was good for the 5 of us and there were many more beautiful places as we walked along the boardwalk, none of which we could have afforded, but probably this one. This one was great for the price. It had a nice view from the front window. You heard the ocean crashing all the time, which was a treat for someone from the Midwest. The boardwalk could be a little loud on the weekends, but it didn't really bother us much. Having a washer/dryer and place to cook/barbeque was great. The additional toys in the garage was also a plus, my girls used the bikes and boogie boards. The only possible problem, which wasn't an issue at all during our stay would be the parking. The garage would of held our SUV, but only if my husband climbed out the window after parking. We parked in the extra spot on the side and there were two other cars that we shared the spot with. All three had no issues with moving the cars and arranging who needed to be last in for the next morning, so it was fine. I would rent the place again.

  My only complaint was queen bed sags in middle. My only recommendation is to have a more complete list of what is in the house so guests won't over pack. Especially now that airlines are starting to charge for luggage. The house had 3 beach towels an iron and a hairdryer that I could have left home.

  A very nice condo. Make sure you rent a sub compact as the garage is very small. The boardwalk is nice except on weekend nights, when the younger crowd likes to make noise outside your bedroom window until 4:00 AM. Also the tenant in condo below this one had a very loud party on our first Saturday. Enjoyed the bikes and extras provided in the garage.
